    Any use of Cookies - or of other tracking tools - by this Application or by the owners of third party services used by this Application, unless stated otherwise, serves to identify Users and remember their preferences, for the sole purpose of providing the service required by the User.
    Failure to provide certain Personal Data may make it impossible for this Application to provide its services.

    Users are responsible for any Personal Data of third parties obtained, published or shared through this Application and confirm that they have the third party's consent to provide the Data to the Owner.

    The Data Controller processes the Data of Users in a proper manner and shall take appropriate security measures to prevent unauthorized access, disclosure, modification, or unauthorized destruction of the Data.
    The Data processing is carried out using computers and/or IT enabled tools, following organizational procedures and modes strictly related to the purposes indicated. In addition to the Data Controller, in some cases, the Data may be accessible to certain types of persons in charge, involved with the operation of the site (administration, sales, marketing, legal, system administration) or external parties (such as third party technical service providers, mail carriers, hosting providers, IT companies, communications agencies) appointed, if necessary, as Data Processors by the Owner. The updated list of these parties may be requested from the Data Controller at any time.


    The Data is processed at the Data Controller's operating offices and in any other places where the parties involved with the processing are located. For further information, please contact the Data Controller.

    Retention time

    The Data is kept for the time necessary to provide the service requested by the User, or stated by the purposes outlined in this document, and the User can always request that the Data Controller suspend or remove the data.

    The use of the collected Data

    The Data concerning the User is collected to allow the Owner to provide its services, as well as for the following purposes: Analytics, Contacting the User, Content commenting and Displaying content from external platforms.

    The rights of Users

    Users have the right, at any time, to know whether their Personal Data has been stored and can consult the Data Controller to learn about their contents and origin, to verify their accuracy or to ask for them to be supplemented, cancelled, updated or corrected, or for their transformation into anonymous format or to block any data held in violation of the law, as well as to oppose their treatment for any and all legitimate reasons.     This Application does not support “Do Not Track” requests.

    Changes to this privacy policy

    The Data Controller reserves the right to make changes to this privacy policy at any time by giving notice to its Users on this page. It is strongly recommended to check this page often, referring to the date of the last modification listed at the bottom. If a User objects to any of the changes to the Policy, the User must cease using this Application and can request that the Data Controller removes the Personal Data. Unless stated otherwise, the then-current privacy policy applies to all Personal Data the Data Controller has about Users.

    The Data Controller is responsible for this privacy policy, prepared starting from the modules provided by Iubenda and hosted on Iubenda's servers.

    1.     To book a property listed on, you should be major of 18

    2.     To Be  (TBA) is a web agency that operates accordingly to the property owners or tour operators on their behalf.

    3.     The base currency of rentals is Euro (EU) and the rates are VAT included

    4.     How to make a payment:

    To secure the booking,  a deposit between 20 and 30% of the rental amount is required.  Once TBA receives a deposit, a confirmation invoice will be sent to the Client to definitely confirm the booking. The balance has to be paid 45 days prior the arrival date (if not differently specified in the Term & Condition box of the details property page). For bookings made less than 45 days prior the arrival date, the payment of the total amount will be requested. The payment can be made by bank transfer, cash or credit cards, depending of the single property. Nonpayment of the balance by the due date will constitute basis for cancellation and the property will be re-offered and cancellation conditions applied. Costs for bank transactions, if any,  are guests responsibility.

    5.     Cancellation Policy:

    General Cancellation policy (if not differently specified in the Term & Condition box of the details property page): The deposit is not refundable. If a cancellation is made from the day of the balance payment until 28 days before the arrival date, 50% of the balance will be refunded. If cancellation is made less than 28 days before the arrival, the balance will be not refunded. The cancellation must be done by mail to TBA will send a written confirmation of your cancellation.

    6.     Arrivals and departures:

    Check-in and check-out  (if not differently specified in the Term & Condition box of the details property page): Check-in is possible between 15.00 pm and 20.00 pm. Late or early arrivals have to be previously arranged by phone or by mail or by text message. Check-out is mandatory by 10.00 am. Late check-out has to be previously arranged and confirmed by TBA. If the arrival is out the agreed time and the delay not communicated, TBA  declines all responsibility in case of problems to access the apartment. Upon arrival, the Client must show the confirmation voucher and a copy of passports to the key holder or to the TBA employee, due to the  registration required by Italian law. Check-out meeting: Client should advise the key holder or TBA about his departure time in order to hand keys over process and receive back the breakages deposit.

    7.     Refundable Breakages Deposit:

    Upon the arrival the Client should give a breakage deposit (the amount is specified in the Term & Condition box of the details property page) in cash to the key holder or TBA employee. This will be returned upon departure after a satisfactory inspection of the property, less any deduction for any damage caused to the property or extra fees must be paid on spot. The Client acknowledges that they are responsible to the property for the full value of damages caused notwithstanding that it may exceed the value of the security deposit and that they may be pursued in common law to make good any damage caused. To Be Around shall not be held responsible for disputes regarding the security deposit arising between Clients and property Owners; however it will endeavor to assist parties to arrive at an agreement in the event of a dispute.

    8.     Number of Clients:

    The number of the Clients must not exceed what specified on the confirmation voucher. Any substitution of person during the rental period is forbidden if not previously arranged and confirmed by TBA.

    9.     Cleanings Fees:

    The properties will be cleaned, tidy and in good conditions at the arrival. Fees for final cleanings can be required as reported in the price list of the property and refers to normal final cleaning of the property. The amount does not include the cleaning of the kitchen and its accessories. Removal of rubbish is guest responsibility. An addiction cleaning fee will be charged if the rubbish collection is not properly done.

    10.   Property Maintenance:

    The Client acknowledges that the Owners or their personnel have the right to periodically enter the property during the rental period in order to carry out their duties. These services are mandatory and the property representative will advise the times and frequency of such services on arrival.

    11.    Responsibility:

    TBA has checked and visited each property. The description of the properties on our website are made in good faith and accordingly to the owner information.  From time to time the Owners of properties may change the layout, furniture or fittings and TBA will seek to update these on the website at the earliest opportunity and notify renters if the changes to the property change the nature of the accommodation. Differences between the description and photos on the website and those actually found at the property do not constitute a basis for cancellation, refunds or other claims against TBA. TBA will not be liable to Clients in the event of changes made to a property by the Owner and not notified to it, however TBA will intervene on the renters behalf in the event the quality of the property is diminished as a result of such changes.

    TBA nor the Owners are not responsible for any physical injuries occurred to the guests during their stay in the property.

    12.    Complaints:

    Any problems with the property encountered during the property rental period should be reported immediately to the Owner or area representative. The Owner and TBA will endeavor to solve them to the satisfaction of the Client as soon as possible. In the event that the Owner or TBA is unable to resolve the problem, a complaint must be immediately sent in writing to TBA by email, fax or letter. If the Clients vacates the property without the express written agreement of TBA, he will lose the rights to claim for compensation.

    Where a Client believes they have a claim for any refund, the period of refund will start from the time the complaint is received to the end of the rental period. Refund requests must be send to TBA in writing ( or to the local representative) within 24 hours of the end of the rental period. Complaints presented after this timing will not be taken into consideration. Clients acknowledge that the amount of compensation payable is limited to a prorate calculation of the property rental paid and the period of compensation.

    The following do not give rise to claims for refund:

    Force Majeure, terrorist acts or natural disasters

    Shortages of power, gas or water outside of the property Owners control

    Damage from wind, rain, hail, flood, fire, lightning, landslide or other acts of God

    Inundation by pests, insects, rodents etc (many of our properties are in country or seaside areas where these may periodically occur)

    Claims arising as a result of damage caused by Clients to the property

    Differences in the descriptions and photographs of the property shown in promotional material (unless significantly altering the nature of the accommodation)

    Damage or loss to Clients' belongings or property

    Actions limited by Italian Law i.e. the period in which heating may be switched on is defined by the government and it different due to regions

    Civil works or construction projects nearby the rented property that are not under the control of the Owner

    13. Tourist Tax:

    Rates do not include Tourist Tax. In each property details page is specified the amount of Tourist tax

    14. Terms and conditions: 

    Clients acknowledge that by accepting these terms and conditions in the TBA’s inquiry form or booking request they agree to be bound by the provisions contained herein and to accept liability for damages caused by them or their parties to Owners' properties. The rental agreement shall be managed by Italian law in every particular including formation and interpretation. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in Italy.
